HDB launches 9,500 flats in November BTO exercise; 10 projects across 5 locations

Three of the projects fall under the Prime Location Public Housing model.

Over 9,500 flats were launched under the November 2022 Build-To-Order (BTO) exercise by the Housing & Development Board (HDB) on Wednesday (Nov 23).

The 10 projects are offered in five locations, namely Kallang Whampoa, Queenstown, Bukit Batok, Tengah, and Yishun.

Sixty per cent of these units are offered in the non-mature estates (NMEs) of Bukit Batok, Yishun and Tengah.

Three of the projects in Queenstown and Kallang Whampoa fall under the Prime Location Public Housing (PLH) model. A three-bedroom unit in Ulu Pandan Banks, a PLH flat, will be offered from $362,000 while a four-bedroom unit will range anywhere between $546,000 to $725,000.

Another project in Queenstown, the Queenstown Canopy, is not categorised under the PLH model as it is located further away from train stations and major retail amenities.

West Glades in Bukit Batok will offer two-bedroom units from $105,000, three-bedroom units from $206,000, four-bedroom units from $309,000, and five-bedroom units from $405,000. Applicants can expect to wait up to 53 months for completion of this project.

In addition, three projects are unveiled in Yishun, with Vanda Breeze having a slightly longer waiting time of 67 months.

Eligible first-timer families can purchase a three or a four-bedroom unit in Yishun from $100,000 and $188,000 respectively, after including the Enhanced CPF Housing Grant (EHG).

Applicants who want to have a shorter waiting time can consider the Garden Waterfront I and II in Tengah as it has a waiting time of 40 months. The project will be situated next to an upcoming MRT station on the Jurong Region Line.

Ninety-five per cent of the four-bedroom and larger units in NMEs will be set aside for first-timer households, with additional ballot chances given to encourage first-time applicants to apply for flats.

HDB said that this is the largest BTO sales exercise, with almost 6,000 new flats in NMEs. It revealed that the new flats are priced significantly lower, with substantial market discounts.

It added that first-timer applicants who apply for a BTO flat in NMEs will have a higher chance of securing a flat.

Applications for these flats can be made online on the HDB InfoWeb from now till Dec 1. Each household can only make one application for the BTO exercise.

In Feb 2023, HDB will offer about 2,900 to 3,900 units of BTO flats in towns and estates such as Kallang Whampoa, Queenstown and Tengah.
