4,501 new flats launched in November 2021 BTO exercise; 1,798 balance flats on offer

The Housing Board Development’s (HDB) November 2021 sale launch has 6,299 flats offered, including 4,501 new Build-To-Order (BTO) flats and 1,798 Sale of Balance Flats (SBF). 

There are eight new projects in six towns for BTO flats, ranging from about $72,000 to about $688,000, excluding grants. 

Choa Chu Kang

The Heart of Yew Tee will have 68 two-room Flexi flats, offered only to people aged 55 and above. The flats start at $72,000.

These flats have short leases, between 15 to 45 years in five-year increments. These flats are located next to Yew Tee MRT and Yew Tee Point. 

Tengah

There are two new projects: Parc Clover @ Tengah and Parc Glen @ Tengah. Both will have shorter waiting times of 29 to 30 months.

There are 205 two-room Flexi, 102 three-room, 472 four-room, and 345 five-room flats on offer at Parc Clover. Prices range from $119,000 to $500,000.

Parc Clover will be bounded by Tengah Park Avenue, Tengah Boulevard and Tengah Drive.

For Parc Glen, there are 204 two-room Flexi, 96 three-room, 400 four-room, and 308 five-room flats available. Prices range from $120,000 to $519,000. 

It will be bounded by Tengah Road, Tengah Boulevard, and Tengah Park Avenue. 

Park District will notably be Singapore’s first car-free HDB town centre, with cars traveling on roads underneath the town centre instead. These flats all have 99-year leases.

Kallang/Whampoa

Kent Heights has 430 flats for sale, including 154 two-room Flexi flats and 276 four-room flats. 

The flats range from $192,000 to $660,000 and will come with a childcare centre and residents’ network centre. The waiting time is 54 months.

Hougang

There are 172 four-room and 128 five-room flats available at Tanjong Tree Residences, ranging from $318,000 to $495,000.

For Hougang Olive, there are 206 four-room and 184 five-room flats ranging from $308,000 to $488,000.

Both estates offer rooftop gardens, with Hougang Olive having a childcare centre and Tanjong Tree Residences offering a supermarket. These flats have 99-year leases.

Jurong West

Nanyang Opal has 91 three-room and 130 four-room flats up for sale. The flats range from $173,000 to $321,000, and the waiting time is 42 months. 

The estate is bounded by Jurong West Street 92 and 93, and is designed to be a green oasis. It features vertical greenery, a roof garden and scented plants. The flats have 99-year leases.

Central

River Peaks I and II are located next to Jalan Besar MRT and Sim Lim Tower, and are offered under the new Prime Location Public Housing model.

There are 280 three-room and 680 four-room flats being sold, with a 72 month waiting period. Prices range from $490,000 to $688,000. 

The flats have 99-year leases, and will offer F&B outlets, a supermarket, childcare centre and sky terraces among other amenities.

Sale of Balance Flats

Interested applicants can look for their ideal flat on HDB’s online portal. The flats span across 26 neighbourhoods, and can be filtered by price, location, flat type, waiting time and mode of sale. 

An estimate of prices based on location is available, but will depend from flat to flat.

Applications for these flats will be open until 11.59pm on Nov 23 via HDB’s online portal.
